Gîtes and chalets for sale in the Hautes-Alpes

Un département de montagne qui vit l'été comme l'hiver : lac de Serre-Ponçon, Parc national des Écrins, Queyras et grandes stations de ski.

The four-season mountain

The Hautes-Alpes are among the few departments where a tourist property can rotate over two real seasons. In winter, Serre Chevalier, Montgenèvre, Vars et Risoul, Orcières or Superdévoluy attract skiers. In summer, Lake Serre-Ponçon, one of the largest artificial lakes in Europe, and the Ecrins and Queyras trails take over.

Briançonnais adds heritage tourism: the fortifications of Vauban in Briançon are listed as a UNESCO World Heritage Site. The climate, very sunny for an alpine massif, is an argument often put forward to holidaymakers.

What tourist properties in the Hautes-Alpes?

Resort chalets, apartments at the foot of the slopes, farms and barns renovated into group cottages in the Champsaur, Valgaudemar or Queyras, houses on the edge of Lake Serre-Ponçon (Savines-le-Lac, Chorges, Embrun): the offer is varied. Large-capacity cottages, suitable for families and groups of hikers or skiers, are particularly sought after.

Points to check in the mountains

Access and snow removal in winter, heating and EPD (altitude weighs heavily on consumption), sanitation in hamlets, resort or condominium rules for short rentals: a mountain property requires a few more checks than a house in the plain. The urban planning regulations also count a lot for a barn to be transformed.

Common Questions

Yes. Lake Serre-Ponçon, Écrins and Queyras make summer a season in its own right. A well located property can be rented in winter as well as in summer, which is rare in the mountains.
